What else we do we do for our landlords

We help you with arranging the legal requirements for letting your property, for example, gas & electrical safety. We can give you advice and tell you what certification your property requires.

 

We manage properties which are HMO (Houses with Multiple Occupancy) rentals. Applying for and renewing your HMO licensecan be costly, to keep your costs down we do not charge administration costs for this service (this is included in the management fee).

 

We have our own maintenance staff who can undertake many of the work that is required during the course of renting out your property. This can vary from general repairs such as blocked toilets, painting and decorating, to full on property restorations such as fitting new bathrooms and kitchens.

 

We know the Edinburgh housing market and we maximise your property’s rental income.

 

99% of new properties in our portfolio are rented out within 2 weeks of advertising.

 

Private rental properties are in high demand and our office is located in a prime rental location. Tenants come to us looking for properties and we would like to increase our property portfolio to meet with the high demand. We offer a 10.5% management fee, this is inclusive of VAT and we have NO HIDDEN cost. Other agencies also advertise a similar service, please always read the small print and always ask how much they charge for inventory checking. You will find that the no hidden cost in their small print amounts to a £195 (minimum) inventory charge at every tenancy change.
